Land Development

There are occasions where we come across exceptional development sites or perhaps particularly complex land opportunities where we talk to our various builder clients but they are unable to commit to the project at that time, nor do the landowners wish to become involved in the land promotion process. 

When we are still keen to take a project forward and where we think we can identify greater value or perhaps we can offer greater commitment to obtaining a positive planning solution we will take on the developer’s role ourselves by acting as a principal and purchasing the land directly from the landowner. 

Montagu Land can either purchase the site unconditionally and immediately for cash or alternatively purchase it on the basis of a conditional agreement which is subject to the receipt of a satisfactory planning permission. 

In each case we will use our own finance to buy the land and our skills as planning and development specialists to secure the appropriate planning permission.   Because we can focus entirely upon this part of the process we can often match or exceed the terms initially offered by other potential purchasers whose focus is on more than just the maximisation of the land value.

We think that planning has now become the most difficult and time-consuming part of the development process and can better run by specialists.  By doing this work ourselves we can take the risk of abortive work and costs away from the builders and approach them later with a fully packaged site and with the optimum development solution, which is increasingly their preference.  

With the planning permission secured a suitable joint venture can then be agreed with the builder acting as our partner working alongside us on the construction and marketing of the units in the consented scheme. 

     

As a landowner sitting on a key part of a prime housing site in Surrey we received numerous approaches from developers over the years keen to buy. Montagu Land also approached us, however, they did so with an insight and a straightforwardness which encouraged us to trust them and to believe that they and their developer partner could deliver what was a very complex 10 acre project. Two years later the site is sold, detailed planning permission has been granted and our business has been relocated; we are very happy with the outcome.
